Your Rights as a Seller
1. You have the right to list your home at any price point you choose. However, it is important to understand that may not be what your home will sell for.
2. You have the right to change the listing price of your list price at any time.
3. You have the right to choose to take your home off the market.
4. You have the right to choose to sell your home without the help of a licensed professional.
5. You have the right to attend all home inspections once you have accepted an offer.

Be Mindful
It is likely that you will be working with a buyer’s agent. Please keep in mind that this person may be the one who is selling your property to their client so ensure that your interactions with them are courteous and professional.
Be Accommodating
Realtors and buyers may require special times and days to see your property. Do your best to accommodate their scheduling needs. You are responsible for answering phone calls and text messages from perspective buyer’s agent and schedule showing appointments that work for everyone.
Communicate
When you have an accepted offer, and when you close on your home, you must promptly notify the MyFSBO office so that this information may be noted in the MLS. You also must have the capability and means to fax or email contracts between the realtors and buyers you are working with.
Don't Discriminate
You are responsible for showing your home and must understand that you do not have the right to discriminate against people because of their race, religion, marital status, disability, sexual orientation, etc. You must comply with all anti-discrimination laws.
Provide Complete Disclosures
State law requires certain disclosure on the condition of your home. These disclosure forms are required for you to complete and provide to interested parties. You will have to disclose the overall condition of the home such as the roof, electrical system, plumbing, foundation, heating and cooling. You’ll also have to disclose the condition of the appliances and components that will be included with the purchase of the property such as the refrigerator, dishwasher, oven/range, sump pumps, fireplace and chimney. This may help protect you from the possibility of being sued later for the repair or replacement of such things.
Lead Based Paint
It is mandatory that if your home was built prior to 1978, you must furnish the buyer with any information or reports related to lead-based paint in the home. MyFSBO can provide you with a copy of the state mandated disclosure.
Closing Costs
As the Seller, you may be responsible for real estate closing costs. You should contact your local Title Insurance Company to get an overview of what closing costs to expect. These closing costs could include transfer tax, title insurance, deed preparation costs, and a buyer’s agency commission of 2.5-4%.

Why should I consider selling on my own?
A: FSBO sellers now have more self-sell opportunities at their disposal than ever before. Previously, DIY sellers would have to post a “For Sale” sign on their lawn, take out ads in the local newspapers or real-estate circulars, maybe host an open house, and then sit back and hope for the best. This put FSBO sellers at a disadvantage when it came to marketing and selling their homes, and often they would leave thousands of dollars sitting on the table in lost sales value. However, today with MyFSBO, sellers can take advantage of the knowledge of our team and benefit from our listing services.
How much does MyFSBO cost?
A: MyFSBO has three options for FSBO sellers to choose. Our service fee starts at a flat $3,500 for our basic package. The Prime mid-range package’s fee will be 1.25% of your home’s property tax value. And, the Premiere package fee is 2% of the property’s tax value. Each package will deduct your initial $500 deposit from the final fee.
How much will I save with MyFSBO?
A: With the average seller’s commission at 6%, your savings will be based on the final sales price of your property. For instance, if your home sold for $400,000 with a regular agent, your cost would be approximately $24,000 at the close of that sale. However, utilizing the MyFSBO service, and depending on the package you choose, you could save $17,000 to over $20,000. That’s equity back into your pocket and not someone else’s.
Are there any additional fees or costs not disclosed in my services agreement?
A: No. There are absolutely no hidden costs, extra charges, or gimmicks—just real savings for you!
Do I have to host my own Open House?
A: Yes, as a FSBO seller, you are responsible for scheduling, hosting, and promoting your own open house. We look at that as a benefit though. After all, who is better than you to tell the story of your home? But, don't worry, we will provide you with great information to help make your open house successful including marketing materials and signs.
What do I do if I need help?
A: Don't let our name throw you. At MyFSBO our motto is “sell-it-yourself doesn’t mean by yourself”! Our team is right here waiting to help. Upon entering into a service agreement with us, you will be assigned a fully licensed and highly skilled real estate agent who has extensive knowledge of the local market. They will serve as your advocate, advisor, and transaction coordinator. Your advisor will always be on-call to help you at any point in the process.
What happens if my property doesn’t sell?
A: At MyFSBO, we understand that circumstances change. Sometimes after starting the process FSBO sellers decide they’d rather go with a listing agent to handle all aspects of selling their home. If this happens, MyFSBO has got your back! Our network of the area’s best real estate agents can seamlessly step in and take over the process. And, you can even get a full refund of your deposit and service fee when you list your home with Brandy Pennington Anchorage Real Estate, LLC.
